Woodforest - Jeff Paul Begins 1st Home in Woodforest's Pine IslandMay 26, 2016
Jeff Paul Custom Homes has started construction on the first showcase home to be built in the distinctive village of Pine Island, located in the popular South Montgomery County community of Woodforest. The 6,067-square-foot custom showcase home — which is expected to be complete in Spring 2017 — reflects the grand scale planned for Pine Island, a walkable enclave of tree lined-boulevards, picturesque gardens and elegant architecture. Built on a half-acre property, the five-bedroom home will be filled with custom detailing, such as a barrel-vault ceiling in the two-story foyer, barn doors enclosing the downstairs game room, beamed ceilings in multiple rooms and a Juliet balcony outside of the upstairs playroom overlooking the two-story main gathering area. Both the game room and playroom feature wet bars. Hand-scraped wood floors will be found throughout the majority of the home. A separate covered porch is nearby and builder Ryan Paul says he envisions the two areas to be connected via a pool deck, providing a large, fluid outdoor area. “The design allows for both intimate lounging and sizeable gatherings,” he said. “An upstairs balcony offers additional outdoor living space, all of which overlook the Woodforest golf course.” Other highlights of the home, priced at $1,849,900, include a mud entry with built-in lockers and a planning nook, a three-car garage, a library with a fireplace and built-ins and two bedrooms downstairs. All five bedrooms have en suite baths. “Plus, the home will be extremely energy efficient,” Paul said. “Our high-performance home will feature high-end HVAC units, spray foam insulation, tankless water heaters, LED recessed lighting and top-of-the-line Thermador appliances. The home has been given a preliminary rating HERS of 46, almost 20 points better than an Energy Star certification, and more than 80 points better than an average resale home. And in this case, you’re not aiming for the most points — the lower the number, the better.” The home’s exterior and interior is considered transitional, blending elements of traditional and modern to create a home that will appeal to many sensibilities. “The design inside will be light and bright, creating an airy and fresh feel,” Paul said. “However, elements such as beamed ceilings and wood floors harken to traditional design, just like the brick cladding on all three fireplaces at the home.” Owners will have 35 complimentary hours to work with Paul’s in-house designers, visiting showrooms across Houston to truly customize and perfect their home. “Jeff Paul Custom Homes was the first custom builder in Woodforest, and we are very excited to have them move into this next phase of development,” said Virgil Yoakum, general manager of Woodforest. “Jeff, Ryan and their team are bringing an upscale, high-end ambiance to Pine Island found only in the most elite neighborhoods.” The home, at 505 Grand Palisade, is being built in the Estate District of Pine Island, a gated neighborhood of 20 homesites along the west nine holes of Woodforest Golf Club.
