By any measure, Conroe is experiencing an exciting period of expansion, development and innovation. A combination of strategic location, business-friendly environment and commitment to infrastructure development has attracted businesses and residents.

Last year, personal finance website SmartAsset named Conroe the No.1 “boomtown” in Texas and No. 3 in the nation. The city’s population has grown by 26 percent over the past five years. Conroe also earned a spot on the Top 25 U-Haul U.S. Growth Cities of 2022.

This rapid growth spurred by a very pro-business environment, low cost of living and new housing developments like Grand Central Park has led to numerous new developments and revitalization projects in downtown Conroe.

Businesses are booming, with retail, restaurants and entertainment venues attracted by the city’s construction and beautification projects that include sidewalk rehabilitation and building facade upgrades. Three downtown alleys will feature brick pavers with colorful artwork along the walkways.

Three historic buildings in downtown Conroe will be renovated into mixed-use developments. The Simonton-Cable building will boast ground floor retail spaces and executive offices with a rooftop terrace. The Everett will combine historic and modern architecture to create an attractive 25,000-square-foot retail center. Pacific Lofts will be a mixed-use development with ground floor retail storefronts.

Two business parks have seen exponential growth, as well. Last year, NorthPort Logistics Center broke ground on a 75-acre facility in Conroe Park North. VGXI, a contract developer and manufacturer of biopharmaceuticals, moved into Deison Technology Park.

On the culture front, The Oscar Johnson Jr. Community Center — an 87,000-square-foot facility broke ground — this month. The center will feature a fitness center, childcare areas and event space for 300 people.

Downtown isn’t the only area growing strong — so is Grand Central Park. the Hyatt Regency Conroe Hotel & Convention Center recently opened in Grand Central Park’s City Central. Tenants are flocking to Marcel Boulevard, and 336 Marketplace continues to grow.
