Sienna - Sienna Builders Close on 100s of New Homesites

Sienna is on track to release more than 500 homesites to builders this year, adding more variety to the many types of homes already offered in the 10,800-acre community.

Nearly 200 lots went to builders this quarter. Chesmar Homes, Newmark Homes and Westin Homes all received 45-foot homesites. The 50-foot lots went to Newmark Homes, Perry Homes and Toll Brothers. Perry Homes also received 55- and 65-foot homesites. Westin Homes and Perry Homes are bringing new home designs to Sienna for their 45-foot and 55-foot homesites, respectively.

“Builders sold more than 600 homes last year in Sienna and demand has not slowed with new-home sales through the first half of 2024 topping 300,” said Senior Vice President and General Manager Alvin San Miguel. “With more than 300 lots released to builders so far this year, we should be able to meet that demand as we move into preparing for 2025 home sales.”

Early in the year, Sienna developer Johnson Development released 32 homesites to builders David Weekley Homes, Jamestown Estate Homes and Partners in Building, which is returning to the community after an absence of several years.

During the second quarter, lots were released for another new type of home, Chesmar Homes’ Courtyard Collection. These urban-styled, single-family homes are configured around a shared courtyard driveway. Other builders receiving homesites in the second quarter of 2024 were Perry Homes with 65-foot homesites and J. Patrick Homes and Toll Brothers with 70-foot properties.

More than 220 lots in varying sizes are expected to go to builders by the end of the year.

“By year’s end, builders will have received hundreds of new lots in a wide range of sizes, from 30-foot wide to 100-foot,” San Miguel said. “People at any stage in the home buying process can find a home in Sienna and then move up or move down as their needs dictate without leaving the community.”

Fifteen builders offer homes priced from the $290,000s to more than $1 million in Sienna. The community is one of the nation’s top-selling master-planned communities, recently ranked No. No. 26 on an annual mid-year report by RCLCO Real Estate Consulting.
